New Year … New Property

Now that the festivities of Christmas are over for another year you may be thinking about purchasing a property.

If you want to take that first step on to the property ladder, or you are looking to move up the ladder it is important to have certain things in place:

  • Money and financial advice It is a good idea to seek financial advice before proceeding to purchase a property. An estate agent would want to see proof of your deposit or purchase monies after an offer was accepted. Also, if you are purchasing the property with a mortgage it is beneficial to have a mortgage in principle in place. Finally, if you are being gifted money by a family member or another third person, then it is helpful to have all their details available as your solicitor will need to contact them early in the transaction to avoid any delays.
  • Surveyor You may have heard the saying let the buyer beware. At Terry Jones Solicitors we recommend that all our clients have their own survey of the property. If a survey is carried out at an early stage of the transaction and structural or other issues are highlighted, you may be able to negotiate on price or ask the seller to carry out any works.
  • Fixtures and fittings When looking at a property to purchase consider what items the seller might be willing to include in the sale price, or alternatively agree to sell to you separately, which could potentially save money in the long run.
  • Estate agent When considering any offer from you, the seller’s estate agent would want to know details and progress of sale of your property, so we recommend you put your property on the market at an early stage.
